What are the market trends?
"Managing this type of property is considered demanding and expensive by the new generations, who prefer to sell."
These properties are expensive and difficult to manage, and the younger generations are not interested in maintaining them. They are disinterested, and for this reason, they are inclined to sell, especially now that the market is growing. In essence, they are taking advantage of the increased prices, and as a result, there is this surge in sales requests from owners.
What advice would you give to someone looking to sell a luxury property?
"Before putting it on the market, it's essential to be well-informed about market values because, with the market growing, you need to rely on the right intermediary."

"There is a risk that the agency, if it doesn't have international clients, may undervalue the property and the owner could end up selling at a lower price than the actual value. It can happen that an owner selling their property is approached by an agency that has previously undervalued it. It's important to turn to the right agency that targets the right market."
How important is timing in a sale?
"It is crucial. You should not rush in these cases. Often, the eagerness to achieve results is harmful, and that's when you risk selling for less. For this reason, it's necessary to allow for a period of stabilization before the property takes the right trajectory."
What is the right timing in these cases?
"It takes months for this type of villa. You should expect 12 to 16 months to reach a satisfying goal that ensures the property hasn't been sold for less than it's worth. You need to allow the right amount of time; you can't expect to achieve the objective in two months, not with this type of property."
